Surfaces: Engineered stone is more affordable and less porous than granite.  Reflective glass tiles are becoming more popular than traditional ceramic tiles.

Flooring: Bamboo is tougher and more eco-friendly than wood flooring, but beware that low-cost versions risk warping. Concrete slabs are now retro-chic, along with exposed brick or steel in walls. Cork has become a hip, durable and quiet floor.

Home Automation Systems:  Household functions including lighting, climate control, personal computers, window coverings and home entertainment systems can be wired and controlled by a single on-site or off-site control system.

Garage Conversions:  Flooring, enclosed walls, lighting and furnishings can add usable living space and still provide for storage.  Purpose-specific spaces are also popular in other parts of the home.

Don’t confuse a loan preapproval with a loan prequalification!

Don’t confuse pre-qualification with pre-approval. If a lender pre-qualifies you for a loan, the lender is saying that based on the information you provided, you will probably be approved for a loan. Pre-approval indicates that the lender has examined your financial records and has determined that it will approve a loan up to a specific amount of money. Pre-approval is like having cash in hand. To provide final approval, all the lender needs to do is determine whether the value of the collateral (the appraised value of the property) is sufficient to cover the amount of the loan.  Paulette Zuena at REMAX Partners can help you arrange your mortgage preapproval. Having your financing in order can save you money when buying a home.

Whenever you’re shopping for a home – whether you plan on living in it or using it as an investment property – you can usually get a better price when you have cash in hand. Why? Three reasons:
•           A bird in the hand is worth a half dozen in the bush. Smart homeowners would rather sell to someone who is more likely to close on the deal rather than a buyer who might not be able to secure financing. This gives the sellers confidence to move forward with their purchase.
•           Distressed homeowners may need to sell in a hurry. With cash, you can buy in a hurry, without having to wait for a lender to approve your loan.
•           If you want to bid on a property at a foreclosure sale, you will need a certified check for the opening bid amount or at least enough to cover the deposit (usually about 10 percent). You have very little time to come up with the rest of the money – hours or days, not weeks or months.

Has the Andover and North Andover housing market reached the “bottom?”

Add value to your home –more quick fixes!

Enrich with color! Paint is cheap but forget the adage that it must be white or neutral.  Just don’t get too avant-garde with jarring pinks, oranges or purples.  Soft colors say "welcome" and lead the eye from room to room.  Think soft yellows and pale greens. Tint the ceilings a lighter shade.

Upgrade the kitchen and bathrooms. These are make-or-break rooms.  Make each room squeaky clean and clutter free.  Update the pulls, sinks, and faucets. In the kitchen add on cool appliance such as an expresso maker.  In the bathroom mimic a hotel or spa.  Fresh towels are a must!

With buyers more scarce, it’s important for sellers to offer what many want most–top value for their money!   Let’s consider some simple ideas to help you get the most for your home.

Buff up curb appeal.   You’ve heard it before, but it’s critical to get buyers to want to look on the inside.  Be objective.  View your home from the street. Check the condition of the landscaping, paing, roof, shutters, front door, knocker, windows, house number and even how window treatments look from the outside.  Add something special–such as big flower pots or an antique bench.  Help viewers remember your home!  Many buyers drive by homes before scheduling a tour. Make sure your home is one buyers will want to visit.

Choosing an Agent
 

All real estate agents are not created equal. When you are investing in real estate, you want the best of the best. Here are some of the qualifications you should be looking for:

•           A REALTOR®;: Not all agents are certified REALTORs®;. REALTORs®; are held to a code of ethics and much higher standards than your average agent.
•           Full-timer: Part-time agents tend to do real estate as a side job and may not have the time, energy, and enthusiasm of a full-time agent.

•           Experience: An agent with several years of experience is generally preferable to an agent with little or no experience.

•           Productivity: Productivity is a sign of quality, and busy agents are generally better than those who have little business. 

•           Availability: Although you want an agent who’s busy, you also want the agent to be available and responsive to your needs.

•           Your comfort level: How do you feel in the presence of this particular agent? Can you see yourself working with this person? You don’t need to be bosom buddies with your agent, but you do need to have a rapport that enables you to communicate effectively.
